SUMMARY:AIA|LA & LADWP Development Services: 2025 Quarterly Meetings
DESCRIPTION:AIA|LA & LADWP Development Services: 2025 Quarterly Meetings\n\nThis is a virtual meeting hosted on LADPW’s WebEx platform. Please register in advance to receive the link to access the meeting. \nThese quarterly meetings serve as an opportunity for AIA members to connect directly with LADWP leadership and to discuss opportunities and strategies to improve development services. \nThe schedule for 2025: \nWednesday\, April 2 (12pm – 1pm) – RSVP HERE\nWednesday\, June 4 (12pm – 1pm) – RSVP HERE\nTuesday\, October 7 (11:30am – 12:30pm) –  RSVP VIA LINK BELOW// Originally scheduled for Sept 24\, 2025.\nWednesday\, November 5 (12pm – 1pm) – RSVP HERE \nPlease share your specific issues\, recommendations\, challenges\, and/or questions in advance\, and we’ll add them to the agenda for each meeting.  Email us here = Will@aialosangeles.org. \n\n\n\n\n\nMORE CONTEXT:\nFor the past 36+ months\, AIA Los Angeles and LADWP have been organizing a quarterly series of roundtable discussions\, which serve as an opportunity to further connect the architecture community and LADWP development services personnel. These quarterly roundtables help to establish a more collaborative partnership and facilitate opportunities to identify solutions to achieve mutually beneficial outcomes. \nIn general\, the quarterly meetings serve as forums to: \n1. Build trust and understanding between LADWP personnel and the private sector (architects/ designers/ engineers).\n2. Develop compassion and empathy to better understand each other’s professional priorities and implementation tactics.\n3. Allow idea exchange and interaction — to learn from each other and to test out new methods and performance standards.\n4. Establish greater context for how environmental justice\, shade equity\, climate mitigation\, urban heat island\, tree canopy\, building decarbonization\, housing affordability\, 100% electrification\, on-site generation\, and urban design are all interrelated (and therefore require a more connected partnership between LADWP and the architecture community implementing the infrastructure framework to address all of these interrelated challenges).\n5. Expedite and streamline LADPW’s development services. \nMore specifically\, the quarterly forums allow for: \n1. Improve the architects’ understanding of specific LADWP rules\, regulations\, standards\, and procedures – and offer helpful insight on how to better improve those specific regulations and standards to achieve more optimal outcomes.\n2. Create pathways to achieve greater flexibility and clarity of purpose for why certain variances and modifications are necessary\, helpful\, and/or mutually beneficial.\n3. Identify obstacles to implementation\n4. Establish pilot programs to test out new ideas and innovative solutions.\n5. Establish an inventory of code-related obstacles and analyze which codes and regulations may need to be modified/ altered to achieve more effective outcomes\n6. Map out strategies for how to better leverage resources\n7. Prioritize changes in equipment size\, models\, standards\, and ‘cultural habits’ that can assist in delivering positive results (healthier urban design\, greater biodiversity\, safer working conditions\, a more beautiful and less stressful public realm\, etc.)\n8. Identify opportunities to leverage best practices from Southern California Edison as it relate to design standards and protocols that promote more verdant ecosystems in integration with utility infrastructure (relationship between street trees and landscaping w/ utility infrastructure\, etc) and the ability to utilize alternative materials that promote a ‘greener\,’ and less stressful public realm.\n9. The exploration of third-party services\, peer review\, and self-certification\, etc. \nSome of the direct outcomes achieved to date include: \n1. Improved staffing and processing times at BOE for utility permits\n2. More permissible variances for staging areas and transformer pads\, etc.\n3. Streamlined processes for 100% affordable housing (ED #1)\n4. Amortization of line extensions\, etc\n5. Deeper trust between AIA Los Angeles and LADWP leadership \nIn the future\, as the impact of these sessions further evolves and demonstrates results\, we’d like to make certain: \n1. These forums serve as a model for how other LA City departments can deepen relationships with the private sector to achieve mutually beneficial outcomes.\n2. Deepen the trust between LADWP and the citizens/ residents/ professionals/ clients it serves. \nWe applaud LADWP’s leadership in prioritizing the partnership between AIA Los Angeles and the utility. If LADWP’s communication team can help us communicate and celebrate the impact of these forums\, the general public will benefit from a deeper understanding of how public and private partnerships can help achieve positive results for all. \nFor more information about AIA LA GO!\, the AIA LA Government Outreach Committee\, please CLICK HERE.

SUMMARY:AIA|LA City Leaders Breakfast Reception w/ Mark Gonzalez - Assemblymember\, District #54\, California
DESCRIPTION:AIA|LA City Leaders Breakfast Reception w/ Mark Gonzalez – Assemblymember\, District #54\, California\n2025 City Leaders Breakfast Series Presented By:  \nThe 2025 AIA|LA City Leaders Breakfast Series allows architects & designers\, and other community stakeholders to meet directly with key individuals transforming Los Angeles in a roundtable setting to discuss innovative ideas to ensure a healthy\, sustainable\, and economically competitive future. \n  \n \nMark Gonzalez – Assemblymember\, District #54\, California\nAssemblymember Mark González was first elected to the California State Assembly in November 2024 and appointed by the Speaker of the Assembly to serve as Majority Whip. \nGonzález represents the 54th Assembly District — one of the most diverse districts in California. District 54 encompasses Boyle Heights\, Lincoln Heights\, Westlake\, Downtown Los Angeles\, Koreatown\, Pico-Union\, Chinatown\, Little Tokyo\, Historic Filipinotown\, and the cities of Vernon\, Montebello\, and Commerce. \nGonzález is the son of a single mother and grew up in Section 8 housing — he understands the challenges working families face in trying to make ends meet. After his mother suffered a stroke two years ago\, Mark became her sole caregiver — taking his mom to the grocery store\, doctor appointments\, and attending church with her every Sunday. In this role\, he witnessed the failures of government\, social programs\, and the healthcare system to support vulnerable seniors adequately. \nPrior to his election to the State Assembly\, Mark served as Chair of the Los Angeles County Democratic Party. He successfully organized support for laws to make community college free\, protect our air and water\, make housing more affordable\, and combat the homelessness crisis. \nAfter the overturning of Roe v. Wade\, Mark helped lead the fight to pass a constitutional amendment in California protecting a person’s right to access safe\, legal abortion care — effectively turning California into a safe haven for anyone seeking reproductive care across the nation. In 2023\, Mark organized to pass a new law ensuring all healthcare workers receive a minimum wage of $25/hour. \nThe challenges he and his family faced are at the core of his advocacy\, driving him to stand up for his community and work toward ensuring that no Californian has to endure such struggles. \nThis Reception is Hosted By: \n \nThe 2025 AIA|LA City Leaders Breakfast Series: (CONFIRMED TO DATE) \n\n\n\nLori R. SUMMARY:AIA|LA City Leaders Breakfast Reception w/ John L. Reamer\, Jr. - Inspector of Public Works & Director\, Bureau of Contract Administration\, City of Los Angeles
DESCRIPTION:AIA|LA City Leaders Breakfast Reception w/ John L. Reamer\, Jr. – Inspector of Public Works & Director\, Bureau of Contract Administration\, City of Los Angeles\n2025 City Leaders Breakfast Series Presented By:  \nThe 2025 AIA|LA City Leaders Breakfast Series allows architects & designers\, and other community stakeholders to meet directly with key individuals transforming Los Angeles in a roundtable setting to discuss innovative ideas to ensure a healthy\, sustainable\, and economically competitive future. \n \n  \nJohn L. Reamer\, Jr. – Inspector of Public Works & Director\, Bureau of Contract Administration\, City of Los Angeles\nJohn L. Reamer\, Jr. has had a distinguished career in public service\, beginning his tenure with the City of Los Angeles as an Electrical Craft Helper before advancing to the role of Inspector of Public Works and Director of the Bureau of Contract Administration (BCA) in August 2004\, a position he still holds today. \nAs the Inspector of Public Works\, Mr. Reamer plays a central role in upholding BCA’s mission to create a safe\, inclusive\, and transparent work environment. He ensures that public works construction projects adhere to the highest standards of safety and quality. In this capacity\, he also oversees the processing of City construction payments and formally accepts work completed by private contractors under City permits or contracts. His leadership has been pivotal in the successful delivery of several landmark projects\, including the Police Administration Building\, the revitalization of the Sixth Street Viaduct\, and vital public improvements by LA Metro\, such as the Crenshaw “K” Line. These transformative projects have significantly enhanced Los Angeles’s urban landscape\, aligning with the Bureau’s commitment to precision\, fairness\, and accountability in every build while empowering workers and promoting small business success. \nAs Director of BCA\, Mr. Reamer has championed initiatives that protect both employees and employers in the City’s procurement process. He oversees the enforcement of Prevailing\, Living\, and Minimum Wage laws and administers key ordinances like the Fair Work Week. Under his leadership\, BCA has negotiated 99% of the Project Labor Agreements (PLAs) used by City departments\, including the first-ever PLA implemented by LA Metro. These agreements have helped ensure that public construction projects meet safety and labor standards while providing fair compensation to workers\, many of whom come from underserved neighborhoods. This focus on workforce participation has fostered community development\, with the benefits of these City-funded projects reaching the very communities that have contributed to their success. \nMr. Reamer serves as the City’s Disadvantaged Business Enterprise (DBE) Liaison Officer. He is deeply committed to promoting diversity and opportunity for small businesses through initiatives such as the Business Inclusion Program (BIP) and the Local Business Preference Program (LBPP)\, both managed by BCA. These programs provide small\, minority-owned\, women-owned\, veteran-owned\, and local businesses with greater access to City contracting opportunities. They foster economic equity\, fair competition\, and the growth of local businesses\, which contribute to job creation and innovation. By empowering businesses to scale and compete\, BCA helps create a cycle of social impact as successful businesses reinvest in their communities\, strengthening the City’s economic fabric. \nIn 2019\, Mr. Reamer’s expertise in both economic growth and workforce development led to his appointment by the Mayor of Los Angeles as Interim General Manager of the Economic and Workforce Development Department. In this role\, he spearheaded the creation of a Citywide Economic Development Strategy that laid the groundwork for a Small Business Commission. He worked closely with the Workforce Development Board to enhance opportunities for transitional and youth workers\, advancing the City’s economic and workforce development initiatives. His efforts to coordinate with Business and Work Source Centers complemented his commitment to a regionalized\, citywide approach to economic growth. \nUnder Mr. Reamer’s leadership\, BCA has grown into a pivotal force in overseeing and executing critical City projects\, such as street repairs\, municipal facility construction\, and investments in the City’s wastewater treatment systems. His commitment to excellence extends beyond compliance with legal and regulatory requirements\, as he has fostered an environment that supports local businesses and champions equitable hiring practices. With Mr. Reamer at the helm\, BCA’s focus on transparency\, fiscal responsibility\, and high standards in public spending has allowed the Bureau to collaborate effectively with other City departments—meeting Los Angeles’s infrastructure needs while advancing the City’s goals of quality\, fairness\, and economic security. \nThis Reception is Hosted By: \n \nThe 2025 AIA|LA City Leaders Breakfast Series: (CONFIRMED TO DATE) \n\n\n\nLori R. SUMMARY:The AIA|LA Immigration Summit: The Economic & Creative ROI of Immigrants in Los Angeles
DESCRIPTION:Join AIA|LA for a pivotal Immigration Summit in Autumn 2025\, a crucial think tank event designed to explore how immigration profoundly shapes our profession and the future of Los Angeles. This summit will illuminate the immense and often understated contributions of immigrants to our nation’s vitality\, prosperity\, and economic development\, as well as the value they add to the Architecture\, Engineering\, and Construction (AEC) industry. \nSponsor this event! \n \nJoin AIA|LA for a pivotal Immigration Summit in Autumn 2025\, a crucial think tank event designed to explore how immigration profoundly shapes our profession and the future of Los Angeles. This summit will illuminate the immense and often understated contributions of immigrants to our nation’s vitality\, prosperity\, and economic development\, as well as the value they add to the Architecture\, Engineering\, and Construction (AEC) industry. \nThe ROI of Immigrants in California’s Economy \nA series of compelling discussions will share insight about the vital link between immigration and a strong economy. One keynote will emphasize the U.S. as a preeminent “knowledge factory\,” where our academic institutions generate invaluable insights. It will highlight the $43.8 billion international students contributed to the U.S. economy in 2023-2024\, supporting over 378\,000 jobs and creating a substantial “services surplus”. \nThe summit will also focus on the significant economic value and return on investment (ROI) of immigrants in California with insight about how immigrants\, both documented and undocumented\, are a core part of our economy. For instance: \n\nImmigrants make up over a quarter of California’s population and are deeply integrated into the state’s economic framework.\nThe construction industry\, which relies heavily on immigrant labor\, would see a GDP contraction of nearly 16% without this workforce.\nUndocumented immigrants have a higher labor force participation rate (over 72%) than native-born Californians and own almost 11% of the state’s small businesses.\nThe Summit will also identify proactive ways to support this workforce\, especially in the wake of the early 2025 wildfires and in preparation for upcoming global sporting events in Los Angeles.\n\nBuilding an Innovative and Resilient Los Angeles \nThe summit will feature two essential panel discussions. The first will explore The Value of International Students in Higher Education\, showcasing how these individuals\, with over half pursuing STEM fields\, drive innovation and global competitiveness. The second panel\, Immigration\, Skilled Labor\, and Creative Outcomes in AEC\, will underscore the critical importance of a diverse and talented workforce for the AEC industry. This panel will highlight how a rich blend of perspectives\, built on courage and resilience\, enhances creative outcomes\, strengthens resilience\, and secures our collective prosperity. We will deliberately move beyond dehumanizing terminology\, recognizing the profound contributions of every individual. \nDon’t miss this opportunity to engage in a forward-looking dialogue that will redefine our understanding of immigration’s role in design and beyond. Be part of the conversation that shapes a more equitable\, innovative\, and resilient Los Angeles.  \nAIA CES: 4 LU Approved \nPROGRAM & AGENDA: \nWELCOME\, COFFEE & BREAKFAST = (8:00am – 8:30am) \n \n  \n  \n  \n  \n  \n  \n  \n  \nCarlo Caccavale\, Hon. Particularly with firms that have limited to no marketing support. Principals\, architects\, and staff struggle to find ways to set themselves apart from the competition in the often-limited time it takes to meet proposal deadlines. In this workshop\, you will learn what to avoid when writing cover letters\, resumes\, and project descriptions in favor of strategies that tell the stories selection committees want to hear. You will also learn tips and tricks for making the entire process more efficient\, how to deconstruct the RFP/Q\, and what resources are available to assist you with this process. The workshop will address using targeted photography and how to be innovative when you don’t have the right photos for the project you’re going after. The presentation is based on Julie’s experience both in-house at Middle of Six and as the marketing director for several large architecture firms over 40 years. Her workshops are targeted to extensive interviewing of selection committee members for several articles and panel discussions about what they look for in proposals. \nSpeaker \n \n Julie Flattery\, Associate Principal\, Middle of Six \nJulie’s architect father taught her that the spaces we spend time in have a profound impact on how we feel. Thus began her love of architecture\, which she has combined with her love of words for over 40 years. As Associate Principal\, Julie brings deep proposal expertise to the Middle of Six (MOS) team. She worked as Marketing Director for several large architecture firms before joining MOS and has presented on the art of proposal creation and marketing to multiple audiences throughout her career. Her love for teaching\, writing\, and building design shines through every project she takes on. \nLearning Objectives \n1.Learn what clients and selection committees are looking for when reviewing proposals.\n2.Learn how to write strategically to set your firm apart from the competition.\n3.Learn tips and tricks for streamlining the process to make it more efficient.\n4.Learn how to use photography and graphics to help tell your stories. \n  \nThird Presentation – Practice Plus…\nCLICK HERE FOR NERIN’S PRESENTATION \nThe old architecture business model is broken. \nHow can a small practice thrive in the world of under appreciating clients\, ever-changing regulations\, shrinking profits and AI? \nLet’s capitalize on our incredible creative education and turn the tables in favor of positive community impact\, advocacy\, design value and profitability! \n  \nSpeaker \nNerin Kadribegovic\, FAIA – Kadre Architects\, Principal and Founder \n \n  \n  \n  \n  \n  \n  \n  \n  \nNerin Kadribegovic is an award-winning architect whose passion for navigating complex design problems—especially those driven by social cause and economy—results in unconventional solutions. He artfully directs natural light to usher a spirit of dignity into places\, where it is least expected\, through aesthetic design. \nA third-generation architect and a refugee of the wars in Yugoslavia and Bosnia\, Nerin’s direct experience with social disruption evokes a deep empathic connection to critical issues facing metropolitan centers\, particularly those gripped by socio-economic crises. \nPrior to launching Kadre\, Nerin was a partner at Lehrer Architects. When the pandemic necessitated urgent action\, Nerin passionately led in creating a template to ameliorate Los Angeles’s homelessness issue. His accelerated designs\, including the AETNA Bridge Home and Tiny Home Villages\, now serve as the lodestar for the City of Los Angeles\, setting new design standards for sheltering the homeless. \nLearning Objectives\n\nOverview of business of architecture essentials\, including design\, financials\, marketing and business development.  \nOverview of architecture business model and ways to improve it.\nBusiness opportunities available beyond traditional practice.  \nMaintaining a strong studio culture\, advocacy and community engagement.\n\n  \nParking \nStreet parking is available. SUMMARY:TOUR: UCLA Outpatient Surgery & Oncology Center
DESCRIPTION:Photo Credit: Tom Bonner\, Art Gray\, Undine Prohl \nTour: UCLA Outpatient Surgery & Oncology Center\nInformation regarding the tour will be emailed directly to registrants 24 hours before the event. \n \nPlease Note:\nThe tour will begin with a presentation across the street from the UCLA Outpatient Surgery and Oncology Center on the First Floor AUDITORIUM:  1250 16TH STREET\, SANTA MONICA\, CA 90404\nTour Organizer: Michael Folonis\, FAIA\nTours led by: Michael Folonis\, FAIA & Rudy Gonzalez\nThe Outpatient Surgery and Oncology Center in Santa Monica expresses the continuation of early California Modernist sensibilities and incorporates extensive sustainable\, green-building strategies. The design concept asserts that a more natural and less clinical environment promotes healing in patients and alert\, productive behavior in doctors\, staff\, and students. \nPrimary design considerations include the creation of a distinctive and articulated massing\, the maximal inclusion of natural day lighting and ventilation throughout the building\, and a strong indoor-outdoor connection. The project achieves LEED Gold Certification for New Construction and is the first Outpatient Surgery and Oncology Center in the nation to achieve this rating. \nTo promote patient healing and staff productivity\, the design is infused with features to accomplish a natural\, light-filled environment with a strong indoor-outdoor connection. Every opportunity to bring sunlight deep into the building core is explored. This design strategy is enhanced by providing access to landscaping visually through sight lines from the building common areas and waiting rooms. Accessible entryways to exterior landscaping and the landscaping elements brought into the building physically connect the spaces with the outdoors. The vertical massing of the building allows an increased setback from the street to incorporate more landscaping on the streetscape. \nThe 3-story building links two distinct wings via a central full-height\, expansive lobby filled with light. The lobby is enclosed with a full–height\, mullion-free glazing system and covered in a fritted glass skylight\, allows light to flood the central common area of the building. Patient and guest waiting rooms along the first floor of the building connect to ground-level exterior patio gardens\, allowing visitors and guests to sit indoors or outdoors. These landscape and seating areas help accentuate the front plaza. \n  \n \nMichael Folonis\, FAIA \nMichael W. Folonis\, FAIA\, is known for his thoughtful\, dedicated approach to regional modernist design. His clients select him because they want a signature building design that is simultaneously efficient\, elegant\, sustainable and responsive to our Southern California landscape. He approaches his work with a generous spirit of inquiry\, infusing each project with an awareness of environmental responsibility\, context\, theory\, function\, and the maximal use of form\, materials and natural light. \nMr. Folonis has over 30 years of experience in design\, programming\, construction and management and founded his own firm\, Michael W. Folonis Architects\, in 1983. Mr. Folonis leads every project from conceptual design through full realization. His broad base of experience ranges from mixed-use\, multi-family residential\, medical\, commercial\, and single-family projects. He also has extensive experience in the restoration of historically significant Modernist architecture. His office establishes itself as one of the leading innovative architectural firms in Los Angeles. His work received more than 50 design awards from the National\, State and Los Angeles chapters of the AIA\, the Society of American Registered Architects\, the Westside Urban Forum\, the Southern California Development Forum\, the Los Angeles Business Council. His architectural work is published nationally and internationally\, and exhibited in Japan\, France\, Italy\, and Germany. \n\nRudy Gonzalez \nWith nearly two decades at Michael W. Folonis Architects\, Rudy brings a thoughtful\, people-centered approach to every project\, blending design sensitivity with technical expertise. His work spans residential\, mixed-use\, and healthcare projects\, where he guides teams from concept through construction with an emphasis on collaboration and craft. \nRudy contributed to the design and development of the UCLA Outpatient Surgery and Oncology Center\, working closely with the client and design team to create a facility that prioritizes comfort\, clarity\, and the user experience. A long-standing member of the firm\, he continues to mentor younger designers and help shape MW.FA’s culture of design excellence. \n  \nBuilding Credits:\nArchitect: Michael Folonis Architects \nRestrictions:\nNo photos allowed! \n\n\n\nAIA CES: 2.0 LU|HSW Approved\nLearning Objectives:\n\n\nEvaluate how the project’s design extends early California Modernist principles through adaptive reuse concepts\, balancing contemporary healthcare needs with sustainable and contextual design responses. \nIdentify design and building system strategies that maximize natural daylighting to improve patient healing\, enhance staff productivity\, and reduce energy use while maintaining visual comfort and thermal performance. \nExamine how integrated mechanical\, electrical\, and envelope systems support LEED Gold certification by enhancing indoor air quality\, energy efficiency\, and occupant comfort in a healthcare environment. \nDemonstrate how thoughtful building design—including massing\, spatial organization\, and material selection—creates a less clinical\, more natural environment that promotes physical and psychological well-being. \nExplore how site design and landscaping establish seamless indoor-outdoor connections\, encourage user interaction with nature\, and contribute to the overall environmental and social sustainability of the facility. \nParking:\nThere is metered parking on Wilshire Blvd. \nRide-share or Public Transportation is also encouraged.
